Our Services

We provide property services across Ipswich, Suffolk, and East Anglia and beyond. Some specialist services, such as drone surveys and Legionella risk assessments, are also available in London and the South East.

Yes, we are fully qualified and insured for all the services we provide. Our drone operations are Civil Aviation Authority (CAA) licensed, and we hold all necessary accreditations for EPC assessments, thermography, and Legionella testing.

Aerial Photography & Drone Surveys

Our drone photography and videography services in Ipswich, Woodbridge, and Suffolk are ideal for estate agents, homeowners, councils, and commercial clients. We provide stunning aerial imagery for property marketing, roof inspections, surveys, and town planning projects.

Absolutely. Safety is our top priority. Our UAVs (Unmanned Aerial Vehicles) have built-in GPS technology, allowing for automatic return-to-home landings in case of an emergency. We also follow all CAA regulations to ensure safe and legal drone operations.

Yes, we are licensed to operate in all locations, but some areas—such as airports, nuclear sites, and central London—require additional authorisations. We handle all necessary permissions, but certain locations may require up to three weeks of pre-planning.

Energy Performance Certificates (EPCs)

An Energy Performance Certificate (EPC) rates a property’s energy efficiency from A (best) to G (worst). EPCs are legally required when selling or renting a property and provide recommendations for improving energy efficiency.

A typical EPC survey takes around 30–60 minutes, depending on the size and layout of the property. We offer a fast turnaround, with certificates delivered within 24 hours.

Properties rated F or G may struggle to secure a mortgage, and rental properties must have a minimum EPC rating of E to be legally rented out. With new regulations coming into effect, landlords will need a C rating by 2030. We provide expert advice on improving energy efficiency cost-effectively.

Floor Plan Design & Layouts

A well-designed floor plan helps buyers and tenants visualise a property’s layout, room sizes, and overall space before arranging a viewing. Properties with professional floor plans often receive more interest from potential buyers and renters.

We create detailed and accurate floor plans for estate agents, landlords, and developers, including 2D layouts, 3D visualisations, and customised designs with furniture placement and branding.

Yes, our floor plan surveys also document kitchen units, bathroom fittings, and extensions, ensuring estate agents have a comprehensive and market-ready property layout.

Roof Inspections & Drone Surveys

Traditional roof inspections require scaffolding, ladders, or cherry pickers, which can be expensive and disruptive. Our drone roof inspections in Ipswich, Woodbridge, and Suffolk provide a safer, faster, and more cost-effective alternative, capturing high-resolution aerial images of roofing, guttering, chimneys, and more.

Our surveys can identify leaks, missing tiles, cracked leadwork, blocked gutters, structural damage, and other hidden defects. This is particularly useful before buying, selling, or leasing a property.

Thermography & Heat Loss Surveys

A thermographic survey uses infrared cameras to detect heat loss, damp, insulation issues, and hidden leaks in a property. This service is particularly useful for homeowners looking to improve energy efficiency and reduce heating bills.

By identifying poor insulation, draughts, and heat loss, a thermal imaging survey provides a clear picture of where improvements can be made. This can help homeowners and landlords increase their EPC rating and comply with energy efficiency regulations.

Legionella Testing & Risk Assessments

Legionella bacteria can grow in water systems and cause Legionnaires’ disease, a severe lung infection. Landlords and business owners must conduct regular Legionella risk assessments to comply with the Health & Safety at Work Act 1974 and protect tenants and employees.

All rental properties, commercial buildings, hotels, and care homes should have a Legionella risk assessment every two years. This ensures that water storage tanks, pipework, and taps are maintained at safe temperatures to prevent bacterial growth.

If a Legionella risk is detected, we provide clear recommendations on how to reduce contamination risks, such as adjusting water temperatures, cleaning storage tanks, or flushing stagnant systems.
